Move-Out Notice Generator overview
A move-out notice is a written notice from a tenant, contract-holder or occupier telling the landlord, letting agent or housing provider that they want to end the tenancy or occupation agreement on a specific date. A good notice should identify the property, the tenant, the intended end date, how keys will be returned, how rent will be dealt with, where the deposit should be returned, and how the landlord should arrange the final inspection.
The department and route depend on the country. In England, private renting reforms and tenant notice guidance sit mainly under the Ministry of Housing, Communities and Local Government. In Wales, occupation contract rules sit under the Welsh Government and Renting Homes framework. What is a move-out notice?
It is a written notice from the renter to the landlord or agent saying that the renter wants the tenancy or occupation contract to end on a specified date. It should include the property, tenant name, date of notice, intended end date, key return plan and request for written confirmation.
Which department is responsible for move-out notice rules?
In England, private renting reforms are mainly under the Ministry of Housing, Communities and Local Government. Wales uses Welsh Government Renting Homes guidance. Scotland uses Scottish Government and mygov.scot guidance. Northern Ireland uses nidirect and Department for Communities guidance.
How much notice do I give in England after 1 May 2026?
For most England assured periodic tenancies after 1 May 2026, you give 2 months’ notice in writing. GOV.UK says the notice is given on the rent due day or the day before. You continue paying rent during the notice period unless the landlord agrees otherwise in writing.
How much notice do I give in Wales?
For many periodic standard occupation contracts in Wales, the contract-holder can end the contract by giving at least 4 weeks’ notice. Fixed-term contracts, secure contracts and joint contract-holder situations should be checked against the written statement.
How much notice do I give in Scotland?
For a private residential tenancy in Scotland, you normally give at least 28 days’ written notice. If sending by email or letter, allow extra delivery time. You can ask the landlord to agree to a shorter period, but get that agreement in writing.
How much notice do I give in Northern Ireland?
For Northern Ireland private tenancies, the tenant normally gives at least 4 weeks’ notice if the tenancy has existed for less than 10 years, or at least 12 weeks if it has existed for more than 10 years.
Can I leave before the notice period ends?
You can ask the landlord to agree to an earlier end date, but you should get agreement in writing. Leaving early without agreement may mean rent is still owed until the lawful end date or fixed-term end date.
What if I am in a fixed term?
Check the agreement. You may need a break clause or written agreement to surrender early. Some current England private tenancies changed from fixed-term wording after 1 May 2026, but transitional and special accommodation cases can be complicated.
Can one joint tenant give notice?
It depends. In England, one joint tenant’s valid notice can end a periodic joint tenancy for everyone. In Scotland private residential tenancies and Wales joint occupation contracts, the rules may require all joint tenants or contract-holders to agree or act together. Check before sending.
What should I do before moving out?
Take dated photos and videos, clean the property, repair tenant-caused damage where appropriate, record meter readings, arrange key return, request a check-out inspection, keep rent proof and ask how the deposit will be returned.
Can I withdraw my move-out notice?
Usually only if the landlord agrees, and joint tenants may also need to agree depending on the tenancy type. If the landlord agrees, get written confirmation before relying on it.
